WHY CASA NINI? This villa was purchased by our two families with a total of 6 children to provide the ultimate Umbrian and Tuscan family experience and it has not disappointed. We have made many treasured memories in this beautiful Villa and are excited to be able to share it with our guests: One of the owners is an interior designer specialising in 5 star resort accommodation and has furnished the villa to provide a traditional and luxurious provincial style with antiques and hand painted Italian ceramics throughout. It is a very spacious 4 bedroom villa with 1 bathroom set in an idyllic setting surrounded by olive groves, fruit trees and rolling hills. Each bedroom has its own juliet balcony providing a beautiful view over the villa's private 800m2 garden. The bathroom provides the basic essentials, bath with shower, toilet, bidet, hand basin and toiletries cabinet. The kitchen has been upgraded to accommodate for entertaining but its traditional charm has been maintained where possible. The bedrooms are divided by a comfortable and luxurious dining and living area the focus of which is the traditional wood fireplace. There are additional breathtaking views of the surrounding estate from both the bathroom and kitchen windows. There is a separate laundry with washing machine and dryer. The private garden is perfect for alfesco dining or just enjoying the stunning view of the rolling hills to the Siblini Mountains on the horizon. There is a little herb garden plus an amazing outdoor wood fire pizza oven to assist in culinary pursuits. Just 15 mins stunning scenic drive to the beautiful medieval town of Todi with its restaurants, bars, shops, antique stores, gelatterias, pizzerias and typical Piazza strolling! There are varying sized supermarkets within minutes of the villa. The villa was purchased for its perfect position to day trip to all of the Umbrian and Tuscan "must see" towns.

Rental notes: The balance is due 2 months before stay. 75 euro cleaning fee payable direct to caretaker on arrival linen and exit clean included. Additional linen and cleaning are available on request November to May 750 euro per week (including electricity and 100 euro gas allowance) June to August 900 euro per week (including electricity and gas) September and October 800 euro per week (including electricity and gas) 2 months or longer for 1800 euro per month
