Beaumaris is a leafy suburb approximately 20 minutes by car from Melbourne's CBD. It is situated on the south side of Port Philip Bay and has Black Rock and Mentone as close neighbours. There are a few interesting walks and along the beach plaques indicate the famous painters, artists who have worked in the area throughout the years Rickett's point is a natural habitat for marine life and the beach and shallow rock pools are a delight for young and old alike.

Elspeth and Bill your Scottish/Australian hosts own an Old English Sheepdog, Biggles who is one of the Dulux dog "team members" so working closely with Dulux this has a flow on effect into the Bed and Breakfast. The Interiors are especially pleasing with the latest paint techniques trialled in each room. The effect is fantastic with guests staying in a different room each time they visit to experience the Dulux "range". Two of the bedrooms have been built specially with the B and B in mind in the Garden, separate from the main house and the three upstairs rooms within the main house each have ensuites and all the other amenities of the Garden Rooms. Breakfast is served each morning in the dining room at twelve on Victor English, Scottish or Continental are all available and Elspeth's culinary additions are a joy to taste.

Outside Area:The Garden at Twelve on Victor is what it is all about. People come back again and again to see the latest additions, not only plants, shrubs and trees but quirky artifacts which pop up all over the garden. There are many areas in which to sit read a book, relax, listen or rest. There is also a drafts and chess table and not forgetting the jolly swagman at the billabong.
