Situated at Fairway Oaks in Hudson, Florida, our luxury villa enjoys a quiet position on a residential estate with the pool bathed in sunshine all day and close to the Links Golf Course. The villa can accomodate six people comfortably in three bedrooms. There are two seperate sitting rooms and dining room area. The master bedroom has a king sized bed and is equipped with a TV, DVD and telephone. The ensuite bathroom has a large tub with jacuzzi, large seperate shower and two vanity units. The double bedroom and twin bedroom have TV's and are served by the family bathroom. All rooms have ceiling fans and the villa is fully airconditioned. There is no smoking allowed inside the property. The dining rooom can seat six people comfortably. The main lounge is well equipped with sofas and wall mounted TV, sound system and DVD, cable TV, telephone for local calls. The villa is connected with wi-fi for your convenience. The family room has a screened office space with two sofas and CD/IPod system. All main rooms have patio doors opening onto the pool which is a large kidney-shape with a spacious sundeck and a private and secluded outlook, bathed in sunshine throughout the day. The pool is heated by solar panels and can be floodlit at night with an ornamental fountain and poolside shower. It is equipped with outdoor furniture for sunbathing and alfresco dining. There is additional pool heating available for winter months at an additional cost. The kitchen is equipped with cooker, large fridge/freezer with ice maker, microwave, dishwasher, waste disposal, toaster, coffee maker, crocker and telephone. The utility rooms has washing machine, tumble dryer and sink. The property is professionally managed by our local agent, who ensures that the villa, the pool and the gardens are kept in immaculate condition.

Hudson is the ideal place to unwind and relax, but for the active visitor there is plenty to do in and around the area. As well as the Links Golf Course, on which our villa resides, there are more than thirty other courses within easy reach. There are several state parks in the area that offer swimming, hiking and biking. Canoeing is also available in the Weeki Wachi river to the North. Within a 10 minute drive you will find plenty of shops, restaurants and large outlets. On interstate 19 to the south, the Gulf Valley Mall offers many shops and department stores. On 19 there is a multi screen cinema, bowling alleys and other attractions. to the North the state parks and Weechi Wachi. Hudson Beach and the famous 'Sams Bar' is less than 10 minutes away, where you can see some stunning sunsets and find many good fish retaurants if Sam's is not your style!! For fishing enthusiasts, there are many choices. Deep Sea trips can be arranged at Hudson Beach, as well as many other places. There are fishing piers at Hudson beach, Hernando Beach and some further afield. Whether you travel North of South many attractions are within a 40 minute drive and Orlando and the many major attractions there are within a 90 minute drive.

Rental notes: Rates for 2012 The Rental Charges include: Cleaning Service prior to your arrival and after your departure All electricity and Water charges incurred during your stay All towels, bed linen etc. are provided High Season - June - September - £525.00 per week (£75 per extra day) Special Season -Christmas and Easter - £575.00 per week (£85 per extra day) Mid Season - Rest of the year - £495.00 per week (£75 per extra day) Additional Security deposit of £100 per week returnable on confirmation that the property has been left in good order.

The villa is well equipped with all your needs. Good quality bed linens and bathrooms towels, hairdryers, pool towels, exterior furniture cushions, sun umbrella, pool toys, kitchen utensils, crockery, silverware and glasses, table linen, maps of the area, books, DVD's. The cupboard in the utility room has a selection of cleaning materials and washing requirements etc, plenty of wardrobe space in all bedrooms.

Outside Area:Villa has large driveway leading to front entrance and double garage with remote for garage door available. It has several mature palms trees and shrubs which are maintained regularily. External lighting and security lights to the front of the property. The large pool area is caged with a shady lania, dining table and chairs, sun loungers, pool shower, suitable cushions, floodlit pool and lania lighting. The pool is maintained weekly and is heated by solar panels with additonal heating available, if required, in the winter as an extra charge to normal rental tariff. The rental of a barbeque can by arranged locally through our agents.
