Our beautiful 5 bed 3 bath villa complete with large private pool & spa near Lake Davenport beyond. No rear neighbours.Very spacious at 2270sq ft and located just off Highway 27 and 1 mile from US192 the main road to Walt Disney World. Fully air conditioned with high cathedral ceilings and ceiling fans. The utility room has large washing machine and drier etc. The Master Bedoom has a Queen bed,large ensuite bathroom and walk in closet,cable TV & DVD. The second Queen Bedroom overlooks the pool area and Lake Davenport and has an adjacent bathroom with full facilities. There is a third Queen Bedroom with an adjacent bathroom plus two twin bedrooms. There are two rollaway beds. Free wireless internet and landline phone calls within the continental US and Canada. The door onto the pool deck and barbecue area is alarmed to prevent unauthorised access by small children. All the amenities including large screen HDTV, DVD & films,XBOX 360 and games, crib, highchair, pool toys, barbecue and large games room incorporating fussball, air hockey, games and comfortable seating. Our excellent local management company are on call to ensure that the villa is very well maintained and cleaned and our guests are well looked after. A welcome pack of groceries can be arranged in advance. PLEASE NOTE WE CAN ONLY ACCEPT A MAXIMUM PARTY SIZE OF 12 INCLUSIVE OF INFANTS

Located in a peaceful residential community, our villa is just 15 minutes from Walt Disney World, 20 mins from Sea World and 25 mins from Universal Studios.The beautiful beaches of the West Coast are just 75 mins away via Interstate 4 which is easily accessible from US27. Kennedy Space Centre and Daytona are just 75 mins away on the East Coast. Some great golf clubs within the immediate area. Horse riding, ballooning, helicopter rides,airboat rides,adventure golf,canoeing,many shops and restaurants, two large supermarkets, gas stations and ATM's all within the immediate area. In addition to the big theme parks, there is Gatorland, several zoos, some great aquariums, the Orlando Science Centre,Busch Gardens and Lowry Park Zoo in Tampa, Wet N'Wild water park, Discovery Cove where you can swim with the dolphins,the latest water park, Aquatica and Downtown Disney with all its wonderful shops, restaurants and boat hire.

Rental notes: 20% with booking. Balance due sixty days before travel. Subject to Florida sales & resort taxes. Pool heating optional at $30 USD per day. Security deposit taken which is cancelled on departure once home is confirmed to be in good order. $100 cleaning charge for stays of under 7 nights and optional mid stay clean available for same price. Optional food pack can be arranged. Cancellation policy: Less than 5 weeks before departure date- 100% of total cost will be due. Between 5-8 weeks of departure date-50% of total cost will be due. More than 8 weeks before departure-deposit only.

Large formal dining room plus breakfast nook and breakfast bar providing plenty of comfortable seating. Huge sofa with recliners in the lounge area with HD large screen cable TV,DVD,video,CD player,X Box & games. Large games room with fussball and air hockey plus board games. Fully equipped laundy room. Off road parking.

Outside Area:The large private pool & spa are gas heated (new heater installed Oct 08) and are enclosed by a mesh screen. Pool heating is optional. There is a lovely seating area with pool furniture and a barbecue for dining al fresco. Swimming towels and pool toys provided. There is a a loud alarm on the pool door to prevent access by small children.
