Casa Aguila is a spacious,3-bedroomed split-level villa,with 1 bathroom and 1 shower room, on a large plot within Menorca's Parc Natural. It has superb views across open countryside towards a bird sanctuary lake and to the sea. There are unspoilt beaches about a mile from the villa near the delightful fishing village of Es Grau. The villa has an 8m private swimming pool and is officially registered with the Menorca Tourism Authority.Watch the setting sun from the BBQ terrace. The villa is ideally situated for those seeking a Mediterranean holiday in unspoilt surroundings, away from the crowds, yet it is within easy reach of the local amenities. It will be especially appreciated by walkers and birdwatchers. More than 90 species of birds have been seen from the villa, including 15 birds of prey. The recently opened Cami de Cavalls provides walkers with a spectacular scenic walk around the entire island and can be joined near Es Grau. More walks close to the villa near the Albufera.

SAlbufera is a select, low-density development set in beautiful countryside in part of the S'Albufera Parc Natural about 5 miles north of Mahon (Mao), the capital of Menorca. There are bars and restaurants in the nearby picturesque fishing village of Es Grau. Es Grau bay, with its sandy beach and shallow water, is ideal for children. Sand dunes and pine woods, full of singing nightingales and migrant birds in spring and autumn, separate the beach from the Albufera. Rocks along the shore of the bay provide opportunities for snorkelling. Windsurfing is popular, as are the boat trips which can take you to yet more sandy beaches on the nearby Isle of Colom.

Accommodation is arranged on 3 levels : Master Bedroom with double bed and en suite shower room; 2nd bedroom with twin beds; bathroom; a further bedroom with bunks and wash basin,all on the lowest level. Large lounge with a natural stone fire place on middle level, panoramic views; dining area and spacious Kitchen on upper level. Exposed beams in all rooms. All of the bedrooms face south-east and offer fine views
Outside Area:The villa opens onto a south-facing patio with large parasol leading to the 8m swimming pool. it has an additional small sun terrace facing east, another facing north-west and the setting sun. Portable BBQ. The large plot is left natural, mainly wild olives. Because of the hillside location of Casa Aguila and the number of steps leading down to the villa, plus a few steps inside between levels, it is regrettably unsuitable for those with mobility problems, and families with very young children.
