This house is perfect for a family holiday, or two families sharing, as the house has two separate bedroom areas, accessed by separate staircases, there being an old section and a newer section, providing 3 double bedrooms, and 2 twin bedrooms in total. There is also a folding childs bed and a cot available if required. Set in it's own 3/4 of an acre garden, totally fenced and gated, with loads of parking space for several cars, there is also a table tennis table, some adult and childrens bikes, boules, a Wendy house and other toys for children. The pool is non-chlorinated and perfect for even the youngest child, using an extract of salt water as the disinfectant agent, kind to skin and eyes. Surrounded by a child proof fence and a large terrace, the pool area is also furnished with sun loungers for a relaxing holiday. There is a covered shaded patio outside the kitchen and dining rooms for al fresco dining with a splendid BBQ for your use. Further shaded areas can be found under the spreading chestnut tree, and in the small walled garden with ponds, under the mature linden tree. The garden is set to lawns and flower beds wiith many fruit trees, including figs,hazelnuts, walnuts, damsons, greengages, and plums. The local village has all you require on a day to day basis, bakery, butcher, general grocery store, paper shop, bank, hairdressers, tourist office, petrol station, 3 cafes, two restaurants and a weekly market. Nearby towns also have larger supermarkets, and there is a fabulous market at Riberac every Friday, not to be missed.. a gastronomic and photographic delight..! The house is let from Saturday to Saturday during the high season, but alternative arrangement may be possible at other times of the year.

Villa La Source is set on a hill overlooking a nearby village, between open fields in a conservation area. The area is famous for growing maize and sunflowers, which are in abundance as the soil is rich and arable, and you will see cows and goats within a short distance of the house too. Within the local area for the more adventurous you will find many sporting activities, including golf, horse riding, canoeing, cycling, walking and much more. The area is full of historic places to visit, Brantome, Riberac, and Aubeterre being but a few. There are many Roman churches to visit, and the area is steeped in history from Richard the Lionheart to present day, being just inside the Vichy Line during the second world war. At Aubeterre there is a monolithic church, hewn from solid rock, a must for lovers of history, and further afield there are caves at Sarlat, showing the earliest cave drawings known to man. Bergerac is a good day out too, with fabulous river views, good shopping and wonderful wines. The area is famous for it's fabulous wild orchids and other wild flowers, best seen in May/June and the amazing variety of beautiful butterflies and moths too. Wild life can be seen early morning on the fields adjacent to La Source, small deer, pine martens, badgers, rabbits, birds of all varieties including large hawks, storks on passage to cooler climes, and in the evening the loudest noise is the nightingales singing in the nearby copse... a little corner of heaven..!

Rental notes: A full contract will be sent to the main person making each booking, for signature and return. A security deposit of 50 Euros per person is required on arrival, refundable within 2 weeks of the end of the rental period, less any deductions for breakage or damage during the let. Arrival time is from 4 pm on a Saturday, and leaving time is no later than 10 am on the day of departure, to allow time for changeover to take place, although guests are free to stay later by the pool if they wish. All linen, sheets, towels, T towels, are provided and included in the price. For lets of more than one week, fresh linen will be provided each week.

Inside La Source you will find a large kitchen, very well equipped with gas rings, electric fan oven, fridge freezer, dish washer, clothes washing machine, micro-wave, electric kettle, coffee maker, and all the dishes, baking trays, cooking pots, etc. required, including cookery books to fire your imagination. There is also a wood burning stove and full central heating which can be provided for winter lets. There is a dining room with a large table and chairs to seat 10 people, which links to a small entrance hallway, and leads to a high ceilinged lounge with settee and arm chairs, antique wood burning stove, and Sky TV. There is a small selection of DVDs, a large collection of VHS videos, a separate portable TV with video insert, and loads of board games to amuse the family when the weather is cooler. On the ground floor adjacent to the lounge there is a double bedroom with an en suite, comprising shower, WC, hand basin and bidet, which may be suitable for an assisted disabled person; above there is a twin bedroom, also with an en suite comprising bath with shower attachment, hand basin and WC. From the kitchen, mount the stairs to find on the first floor a double bedroom with en suite, comprising shower, WC and hand basin, and opposite a twin bedroom with en suite shower, hand basis and WC. On the top floor you will find a large double bedroom with an open plan en suite, comprising roll top bath with shower facility, WC and hand basin. The house was totally renovated in 2005, and all facilities are new, including the wiring, to UK standards, plumbing and fittings throughout; the decore is simple with either wooden floors or tiles throughout, with carpets or mats where appropriate. Outside Area:The house is south facing, getting the benefit of full sun all day long....the gardens surrounding the house are laid to lawn with flower beds, with mature trees and shrubs bordering the fences which totally surround the property. A small walled garden contains two fish ponds, separated and secure from young children. There is an area for hanging washing to dry near the kitchen, behind the walled garden and part of the garden is left to grow as a wildflower garden to encourage butterfiles and moths. There is a circular driveway with shaded parking for cars within the secure grounds which are gated. The pool area is surrounded by a large terrace and a child proof fence with sun loungers. The pool has a maximum depth of 1.45 metres throughout and has access steps, making it easy for children and older people to get in and out. There is a solar cover to be replaced each night to retain the water temperature, and the pool is maintained regularly by a professional pool man ensuring the best possible cleanliness and quality of water for bathing. Please note, no diving is permitted into the pool due to the shallow depth. In the garden there is a table tennis table and a Wendy House for the children, complete with some small chairs, some other toys, a set of boules, and a couple of adult bikes, and children bikes too. Other bikes can also be rented from the nearby village if required. There is plenty room in the garden for children to run around and play games. On the patio there are tables and chairs for al fresco dining under a large shaded pergola, with a large BBQ set ready for use yet within easy access of the kitchen too.
