We decorated this condo in a tasteful and modern style with upgraded furnishings and artwork. As soon as you arrive you will feel at home and find yourself in a comfortable and tasteful environment that offers relaxing views of Wildlife preserve from the Lanai and views of the lake from the cul-de-sac. The lake offers wonderful views of the local bird population (especially in the evenings) and is perfect for birdwatching or just sitting by the lake. Riverwood Golf & Country Club strives to be unique among Southwest Florida communities. The Gene Bates-designed golf course is rated by Golf Digest with an impressive four-and-1/2 stars, and second, its Golf Learning Center provides ample opportunity and resources to learn while you play. The huge practice range is supported by superb PGA Professional staff members. Riverwood Beach Club is located at Englewood Beach, a short drive from the condo. Private parking for 28 vehicles and 5,500-sq.-ft., cabana-style, wooden structure housing showers, restrooms, commercial ice machine, chilled drinking water fountain, baby-changing facility, office area and storage. An elevated wooden walkway leads directly to the beach, with sand chairs and loungers provided by the attendant. Access is controlled through membership card operated gates, with coded entry systems. Our guests enjoy access with gatecard entry. Guest have the option to visit the Grand Vists owner pool within 5 minute walk from the condo or a very short drive or bike ride from the Riverwood club house, community center, and pool. Port Charlotte is synonymous with Charlotte Harbor, the second largest bay in Florida (after Tampa Bay), Charlotte Harbor centerpieces a water-centric world that hides from the mainstream. Besides the great harbor, rivers and the Gulf of Mexico provide the region with waterfront to spare. Viit Fishermen's Village, offering popular shopping, waterfront dining and access to boating - join a cruise to the Gulf islands well off the main arteries to ensure that they remain hidden and overflowing with old Florida character. Fishermen's Village occupies an old crab-packing plant that is full of character. To the south trickles a string of islands, the largest of which is Gasparilla Island. Its town of Boca Grande is synonymous with one fish in particular, the mighty tarpon, which rolls through deep Boca Grande Pass in the spring and summer and inspires tournaments with fat purses. Boca Grande, founded by wealthy industrialists in the early 1900s, remains an exclusive, one-of-a-kind destination crowned by the gracious columned Gasparilla Inn. Shops, restaurants and beaches draw day visitors to this town, where the year 'round working class mingle easily with the socially elite. A couple of museums and colonies of iguanas provide further distraction in this small town that all but closes down once tarpon season ends in the fall. Pristine beaches, world-class boating and fishing make Port Charlotte one of the best-kept secrets for Florida visitors.

Rental notes: Signed short term vacation rental agreement is required. The owner will email the rental agreement for signature and return. The rental agreement and registration form(s) list details the renter must be familiar with. Vacation renters are registered as guests in the community to receive vehicle access decal. Therefore, renters must provide a copy of their picture ID or Driver's license as part of the completed contract package. If driving, renters must provide a copy of the vehicle registration, tag/expiration, and make/model of vehicle. If the guest will rent a vehicle upon arrival at the airport, please list the rental company in the contract. Deposit and subsequent payment(s) must be made by bank or certified check or PayPal. Signed contract and full payment must be received before the guest is allowed to check in the condo. Owner uses a local representative for guest check in and check out. Strictly no smoking inside our outside the condo, to include sucha areas as the lanai, garage, and immediate surrounding outside areas.

Enter through the one car garage into the foyer. Immediately on the left is the laundry room with full size washer and dryer. Continue into the condo and to the right is the second bedroom furnished as an office with computer, broad band internet and printer; the queen size leather sleeper sofa converts into a bed (comfortable for a visitor of fewer nights); The second bedroom is situated next to the second full bath room with step in tub/shower, sink, and toilet. To the left is the fully furnished kitchen that includes everything needed to prepare your favorite meal. Straight across from the kitchen bar lined with sitting stools is the living room leading out to the screened lanai. The Living room is modernly furnished with a leather sofa, leather love seat, and off white leather chair; flat panel TV and DVD player. To the right of the kitchen is the dining room, modernly furnished with table chairs and credenza. Enter the Master Bedroom/Bath from the living room. Comfortably furnished with a Queen Bed, dresser, large stand up mirror and walk in closet; adjacent to the master bath with deep sitting tub, separate enclosed stand up shower, two sinks, and toilet. Enter the roomy screened nicely furnished lanai from the living room through all glass doors. Enjoy the outdoors views of the lush green wildlife preserve while enjoying privacy from the golf course. Both bedrooms are carpeted. The remaining living area of this super condo has cool tile floors with an area rug in the living room and foyer carpet runner. For outdoors enjoyment of the great Riverwood neighborhoods, we keep two bikes in the garage for the use of our guests. Bike to the Grand Vista owner pool or the Riverwood Club House, Community Center, and Pool.

Outside Area:Our condo building (4 units per condo building) is located in the cul-de-sac that overlooks the lake. Our condo is a bottom floor condo with a one car garage. Immediately outside of the garage and front of the condo is a nice circular green space with lush green grass, blooming bushes, and trees. The lake is surrounded by green space and lined with beautiful homes. Enjoy sitting on the bench by the lake to enjoy the many varieties of water birds who roost there. Every now and then a gator visits the lake - but please don't feed the gators. From the screened lanai, step out into more green space, bushes, palm trees, and lush wildlife preserve that shields the lanai from the golf course. From the condo, enjoy a very short walk or even shorter bike ride to the Grand Vista owner pool and jaccuzzi. Pool furniture is provided and our guests gain access to the pool facilities with a gate card (and key for the bathroom). On the walk to the pool, enjoy views of lush green space and another lake lined with homes. The Grand Vista neighborhood is very exclusive and the few condo buildings in our neighborhood are only 2 stories high with 4 - 6 units per building. Grand Vista is surrounded by single family homes with pools and and many of areas for walking or biking. Only a short distance away is the Riverwood Golf Course that runs throughout our community. Near the main entrance of Riverwood is the Riverwood Club House, Community Center and Riverwood Swimming Pool Enjoy hours on hours outdoors enjoying this active community.
