The house sits in a commanding hillside position, at the edge of the rural hamlet of Pozzuolo. In a peaceful but accessible location on the border of Umbria and Tuscany, you are within easy reach of some of the Italy’s most exciting cities and cultural attractions. A great base for touring, it is just 20 minutes from Cortona - the town immortalised by Francis Mayes in ‘Under the Tuscan Sun’ - and 20 minutes from the famous wine producing centre of Montepulciano. Six kilometres from the house is the picturesque walled town of Castiglione del Lago, overlooking Italy’s largest peninsular lake – Lago Trasimeno. Countless other enchanting towns and villages dot the surrounding hilltops and countryside. Pozzuolo has good facilities including a pizzeria and restaurant, bars, supermarkets, bakery, post office and bank with ATM.

A beautifully restored farmhouse divided into two very spacious apartments, I Lecci can also be rented as a single home for a larger group or family. Ground Floor - This large apartment contains two double bedrooms and can sleep up to five people. Ideal if you like to cook, it has a large fully equipped kitchen breakfast room. Although you’ll probably want to eat al fresco most of the time, there is a separate dining room for more formal occasions. Off the dining room is a cosy, well-equipped living room with exposed beams, open fireplace and French doors to the lounge patio. First Floor - This apartment is accessed by a separate outside stairway, has high ceilings with wooden beams throughout. Accessed by a separate outside stairway it has a small patio, which leads into a large, double aspect living room with lovely views of the surrounding countryside. A double bed settee provides accommodation for a further two people. The kitchen diner is fully equipped and has seating for four. The romantic triple aspect double bedroom with high-beamed ceilings has its own en-suite toilet and washbasin.
