In the heart of the beautiful Limousin, the house is situated down a small lane that only leads to two other properties. We offer comfortable accommodation and grounds that include a 1-acre field leading down to the River Gartempe, where you can sit and watch the wildlife and the river flowing by. You can even do a spot of fishing in this premier category trout river, perhaps catching some rainbow or brown trout for lunch. Moulin de Boirot can be found just outside the small village of Folles. Folles is about a twenty-minute scenic car journey from Bessines sur Gartempe, which is just off the main A20 motorway-standard road which runs down France from Orleans. Please note that this property is not suitable for young children, as the river bank is not fenced off.

Limousin lies roughly in the centre of France and has preserved much of its natural beauty. It is a region of hills, river valleys and lakes, high plateaux and forest, great feudal fortresses, Renaissance chateaux and mediaeval towns and villages. The house is in the Haute Vienne, with its amazing diversity in its landscapes and unspoilt natural habitats. The chestnut forests of the newly-created Regional Nature Park of Perigord/Limousin alternate with the moorlands and peatbeds of the Ambazac mountains. The village of Folles is about a five-minute walk away and has a local pub with restaurant, church, a shop, where you can buy fishing permits post office. The surrounding countryside is ideal for walking; there are a couple of scenic circular walks to do that start from the village. About a 10 minute car drive will take you to a lake which has a beach area where in the Summer time you can swim or hire out pedalos. Or you can fish, play crazy golf.

Rental notes: Bed linen and towels are not included, but can be hired at an extra weekly cost of 16GBP per double bed and 8GBP per single bed

From the patio you can enter the house into the large day room comprising: a well-equipped kitchen, dining area with seating for up to eight people, lounge area with comfortable chairs, log-burner, TV and DVD. There is also a small sitting room that has a sofa-bed, electric heater, a bookcase full of books and many board games, jig-saws, etc. Also on the ground floor there is a large double(5ft.bed) bed-room with en-suite (shower, toilet and washbasin). The bed-room and en-suite both have electric heaters. On the first floor there are two bed-rooms, one a double (5ft.bed), the other a twin and another shower room with toilet and washbasin. All of these rooms have electric heaters. Accessed from outside there is a utility room which has a washing machine, tumble drier, sink and, for the fishermen, a fridge to store the fish bait and the fruits of their endeavours.

Outside Area:We have a large patio area with patio furniture and gas BBQ, which leads directly onto the field and down to the River Gartempe, where you can sit and count the kingfishers flying by.
